Job Summary:
The Senior Manager – Investment Management is responsible for leading the evaluation, underwriting, and execution of expansion opportunities across the company’s global portfolio. The role drives strategic investment decisions by developing sophisticated financial analyses, presenting investment cases to senior leadership and the Board of Directors, and ensuring successful implementation and performance monitoring of approved investments.
This role partners closely with regional leadership, corporate teams, landlords, developers, and external stakeholders to identify, evaluate, and execute expansion and strategic growth initiatives. The Senior Manager will also play a key role in guiding financial modelling, pipeline management, and long-term portfolio strategy while mentoring junior team members and ensuring investment opportunities align with the organisation’s strategic and financial objectives.
Responsibility:
Investment Evaluation & Financial Analysis
- Lead the financial underwriting and evaluation of new expansion opportunities across global markets.
- Develop, review, and maintain complex financial models to assess feasibility, returns, and risk scenarios for potential investments.
- Conduct detailed market, financial, and strategic analyses to support investment recommendations.
Strategic Investment Planning
- Identify and evaluate strategic growth opportunities including new locations, partnerships, and business initiatives.
- Collaborate with regional leadership to assess market opportunities and align investment strategies with business goals.
- Support the development and execution of long-term expansion and portfolio growth strategies.
Investment Committee & Board Engagement
- Prepare and present investment proposals, expansion memoranda, and financial analysis for senior leadership and Board approval.
- Lead investment discussions by articulating key insights, financial assumptions, and strategic recommendations.
Portfolio Performance & Forecasting
- Monitor and evaluate the performance of approved investments against original financial forecasts.
- Support portfolio performance analysis, annual budgeting, and long-term financial planning.
- Maintain and update investment pipeline tracking and reporting.
Cross-Functional Collaboration
- Work closely with internal stakeholders including regional management, finance, strategy, and operations teams to support expansion initiatives.
- Coordinate with external stakeholders such as landlords, developers, brokers, consultants, and advisors to evaluate opportunities and facilitate execution.
Strategic Projects & Business Development
- Lead or contribute to strategic initiatives such as launching new product offerings, optimizing existing business units, or restructuring elements of the business.
- Conduct ad-hoc financial and strategic analyses to support key management decisions.
Leadership & Team Development
- Provide guidance and mentorship to analysts and junior team members.
- Ensure high-quality financial modelling, analysis, and reporting standards across the Investment Management team.
Requirement:
Education
- Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field.
- MBA or relevant postgraduate qualification preferred.
Experience
- 8–12 years of experience in investment management, real estate finance, corporate finance, or related fields.
- Strong experience in financial modelling, investment evaluation, and strategic analysis.
- Experience working with multi-regional real estate or expansion-driven businesses is preferred.
Analytical Skills
- Advanced quantitative and analytical capabilities with the ability to interpret complex financial and market data.
- Proven experience building and reviewing complex financial models.
Communication & Stakeholder Management
- Strong presentation and communication skills with the ability to clearly articulate investment insights and recommendations to senior leadership.
- Experience engaging with senior stakeholders including executives, investors, landlords, and partners.

- Ability to manage multiple projects simultaneously in a fast-paced environment while meeting tight deadlines.

Technical Skills
- Advanced proficiency in Microsoft Excel (financial modelling), PowerPoint, and Word.
- Experience with financial modelling tools, data analytics, or real estate analytics platforms is an advantage.
